Freelance Quantity Surveyor – Internal & Remediation Projects

Location: Durham & Newcastle (North East)
Contract: Freelance
Duration: Minimum 12 Months

The Opportunity

We are seeking an experienced Freelance Quantity Surveyor to support a growing pipeline of internal refurbishment and remediation schemes across the Durham and Newcastle region.

This is a long-term freelance opportunity (minimum 12 months) working across multiple live projects, providing commercial management from pre-construction through to final account.

The role will suit a proactive QS who is comfortable operating independently while working closely with project and site teams.

Key Responsibilities

  • Commercial management of internal refurbishment and remediation projects

  • Cost planning, procurement, and subcontractor management

  • Preparation and agreement of interim valuations and final accounts

  • Variations assessment and negotiation

  • Cost reporting and forecasting

  • Contract administration in line with project requirements

  • Risk and value management throughout project lifecycle

  • Liaising with clients, subcontractors, and delivery teams

Project Types

  • Internal refurbishment schemes

  • Building remediation works

  • Reactive and planned upgrade projects

  • Occupied and live environments

Requirements

  • Proven experience as a Quantity Surveyor within construction or refurbishment sectors

  • Strong background in internal works and/or remediation projects preferred

  • Experience managing subcontract packages independently

  • Good contractual knowledge (JCT contracts preferred)

  • Strong commercial awareness and negotiation skills

  • Ability to work across multiple projects simultaneously

  • Full UK driving licence and willingness to travel across the North East

Desirable

  • MRICS or working towards chartership

  • Experience with social housing, education, or public sector frameworks

  • Immediate or short-notice availability
