Our client is seeking an experienced and detail-oriented Housing Senior Quantity Surveyor to join their dynamic team. The ideal candidate will have a strong background in managing and overseeing all financial and contractual aspects of housing developments, ensuring projects are completed within budget, on time, and in compliance with all relevant regulations.
Key Responsibilities:
- Lead the quantity surveying team on housing projects from inception to completion.
- Prepare detailed cost estimates, budgets, and project forecasts for housing developments.
- Manage and monitor costs, ensuring financial targets are met and projects are delivered within budget.
- Conduct cost analysis and value engineering, providing recommendations for cost savings without compromising quality.
- Negotiate with contractors, suppliers, and stakeholders to secure competitive pricing and ensure contract compliance.
- Oversee and evaluate tendering processes, ensuring correct documentation and value assessments.
- Review and manage contracts, agreements, and claims, mitigating risks and resolving disputes.
- Provide advice on contractual and commercial matters, including procurement strategies and project delivery methods.
- Ensure timely reporting of financial progress and project forecasts to senior management and stakeholders.
- Conduct site visits and monitor the progress of works, ensuring compliance with project specifications and budgets.
Requirements:
- Bachelor's degree or Masters in Quantity Surveying.
- Minimum of 5-7 years’ experience in quantity surveying, with a strong focus on residential and housing projects.
- RICS (Royal Institution of Chartered Surveyors) membership preferred or equivalent professional qualification.
- Strong understanding of NEC and NCT contracts, project management processes, and cost control techniques.
- Excellent negotiation and communication skills, with the ability to build relationships with clients, contractors, and other stakeholders.
- Proficiency in industry-standard software (e.g., MS Project, COINS, Excel).
- Proven experience in managing large-scale housing developments, including dealing with multiple contractors and suppliers.
- Strong attention to detail, problem-solving abilities, and the capacity to work under pressure.
